Why you should invest in single rentals
There is a trend where the three bedroom houses has slowed with most tenants starting off with the single rooms instead. The three bedroom units are witnessing a slower growth, fetching low tenants available to rent or buy with high turnovers thus creating a sense of uncertainty among the landlords and investors.
Compared to two-bedroom flats and three-bedroom maisonettes, developers of single-room houses have seen greater returns and demand in urban regions. The average price of a small unit surpassed Sh.4,000 four years ago and is now between Sh.5,000 and Sh.10,000. In an urban area, a 50*100 site used well to have 16 to 20 single rentals might earn you between Sh. 80,000 and Sh. 200,000 per month when fully occupied.
Data from the Kenya National Bureau of Statistics (KNBS), the average rent for single rental rooms increased to Sh. 4,032 in 2016 from Sh. 3,589 in the same month of 2014, showing a 12.3% increase.
